Different assets. Different sources of value.

PRODUCT GUIDES · INVEST · 3 MIN READ

An asset label can hide very different cash flows. Gold exposure, a property trust and an infrastructure trust should not be treated as interchangeable income products.

How it works

Gold provides exposure to a precious-metal price. The way you hold it matters: physical ownership and a financial product have different arrangements and costs. Start with the structure you are actually considering rather than a broad claim that gold always protects wealth.

REITs connect investors with real-estate assets; InvITs connect them with infrastructure assets. Read the trust’s assets, operating cash flows, borrowings, costs and distribution disclosures. Holding units in a structure is different from directly owning a home or operating a road.

Six things to compare

  • What you own

Identify the asset, unit or contractual right. Ask who holds it, who manages it and what records establish your interest.

  • What creates cash

Distinguish a price change from a distribution. Ask whether the asset generates operating receipts or requires a sale to produce cash for you.

  • Business and asset risks

For trusts, examine tenants or users, asset concentration, financing and operating conditions. Do not let a building photograph stand in for financial analysis.

  • Costs and layers

List buying, holding, management and selling costs for the chosen route. Compare like with like; different structures can carry different layers.

  • Access and market price

Find the actual exit route. Ask how sale price and timing could differ from your expectation when the money is needed.

  • Role in your plan

Write the job this exposure is meant to do. Consider whether other holdings already depend on similar property, commodity or economic risks.

Separate the asset from the income plan

Suppose a household hopes an investment will pay monthly bills. Ask three questions: what creates the cash, when it becomes available and what happens if that cash is smaller or delayed. Selling an asset, receiving a distribution and earning a salary each require a different contingency plan. The label “real asset” does not resolve those questions.

Compare the source of value, not the asset label

  • Gold exposure

Value depends on the gold price and the ownership route.

Ask: Separate jewellery making costs, purity, storage and investment-route charges.

  • REIT

Exposure is linked to a property portfolio and its operating conditions.

Ask: Read occupancy, leases, debt, distributions and market-price risk.

  • InvIT

Exposure is linked to infrastructure assets and their cash flows.

Ask: Read project risks, contracts, borrowing and the composition of distributions.

A decision to work through

₹12,000 received from an asset that cost ₹2,00,000 is a 6% cash distribution relative to that purchase price. It is not proof of a 6% total return: the market value may have changed, and the distribution may contain different components. Read the issuer’s explanation rather than treating the payment as a bank-like rate.

Keep a comparison record

Write the purpose, amount, time horizon and access date at the top. For each option, record the source document and date, costs in rupees where possible, what could go wrong and what remains uncertain. Compare on the same basis: a different payout, risk or restriction can explain an attractive headline.

Before your next step

Make separate notes for each structure you are comparing. Include the source of value, source of cash, costs, main uncertainty and exit process. Read current trust disclosures or product documents; avoid converting a past distribution into an assumed future salary.

Questions worth clearing up

Does owning gold produce regular income?

A gold holding is not itself a salary or interest promise. Examine the specific structure and how cash would reach you.

Are REIT or InvIT distributions assured?

Do not assume a fixed household income from an investment distribution. Read current disclosures and plan for variability.
