The EMI is the start of the question.
PRODUCT GUIDES · BORROW · 3 MIN READ
A manageable-looking instalment can come with a long commitment. Read the cash you receive, the total obligation and the consequences if your circumstances change.
How it works
A loan brings money forward in exchange for future repayment obligations. Home, personal and education loans serve different purposes and can have different security, disbursement and repayment arrangements. Use the actual offer rather than transferring the terms of one category to another.
RBI’s Key Facts Statement framework is designed to make covered loan agreements and their all-in cost easier to understand. Ask for the applicable KFS, APR computation and repayment schedule. An advertised interest rate is only part of the comparison; fees, timing and contractual conditions also affect the decision.
Six things to compare
-
Home loan
Read property-related conditions, down payment, disbursement stages, security, rate resets and costs beyond the property’s headline price.
-
Personal loan
Ask why borrowing is needed and how the instalment fits existing obligations. Compare net money received, fees and the full repayment schedule.
-
Education loan
Separate course costs, living costs, disbursement dates and the start of repayment. Ask what happens if employment begins later than hoped.
-
Price and tenure
Compare APR, fees, instalment and total scheduled repayment on the same basis. A lower instalment may simply spread repayment over more time.
-
Changes and early exit
Read floating-rate resets, prepayment and foreclosure terms, and applicable charges. Ask how you will be told about a change.
-
Stress and complaints
Identify the regulated lender, servicing contact and complaint route. Consider a lower-income period before accepting a new monthly commitment.
Compare offers using the same problem
Put two offers beside the same amount needed and intended repayment period. Record the cash actually available, upfront payments, regular instalments, fees and final payment. Then ask what your household would do if earnings fell. This comparison is more informative than choosing the smallest EMI without noticing a different tenure.
A lower EMI can hide a longer obligation
-
Same principal, shorter term
Higher monthly payment, fewer scheduled interest periods at the same rate.
Ask: Check room in the essential budget and total repayment.
-
Same principal, longer term
Lower monthly payment, more scheduled interest periods at the same rate.
Ask: Compare total interest and the period for which income must support the debt.
-
Different lender
A quoted rate alone omits some costs and conditions.
Ask: Read the Key Facts Statement, APR, fees, rate reset and prepayment clauses.
A decision to work through
For ₹1,00,000 at an illustrative 12% nominal annual rate, the modelled 12-month EMI is about ₹8,885 and interest about ₹6,619. Across 24 months the EMI is about ₹4,707 and interest about ₹12,976. This excludes charges and assumes a fixed rate and monthly end-of-month payments. Compare an actual lender’s schedule separately.
Keep a comparison record
Write the purpose, amount, time horizon and access date at the top. For each option, record the source document and date, costs in rupees where possible, what could go wrong and what remains uncertain. Compare on the same basis: a different payout, risk or restriction can explain an attractive headline.

Before your next step
Collect the offer, applicable KFS, repayment schedule and terms before accepting. Write one reason for borrowing, the source of repayment and the plan if that source weakens. Ask the lender to explain unexplained charges; do not assume an app name identifies the lender.
Questions worth clearing up
Is APR the same as the advertised interest rate?
They serve different comparison purposes. Read the all-in cost disclosure and its included charges rather than assuming the quoted rate captures everything.
